Margaret Hyatt
Retail & Land Agent
Margaret’s passion for all things real estate stems from being the daughter of the founders of a prominent and highly respected commercial real estate development company in the West. Her parents taught her the importance of having good fundamentals, a strong work ethic, and loving what you do. Margaret began her lengthy career in law and real estate development in Eastern Europe. At 24, she started a development company that acquired leasehold interests across multiple buildings for a mixed-use retail redevelopment opportunity located in the heart of Prague. Following a successful sale of her company, she joined as an associate attorney with a law firm conducting site evaluations across Eastern Europe for the hospitality industry and the world’s leading producer of building materials, Lafarge Coppée. Upon returning to the U.S., Margaret immersed herself in the development process and took on the role of in-house counsel at Foursquare Properties, Inc., a company that has developed over 4 million square feet of commercial land and managed 2 million square feet of retail. Here, in addition to learning the ins and outs of the documentation necessary for a successful development, she acquired a working knowledge of entitlement processing, construction (including engineering & architecture), and construction management. After starting a family, Margaret opened a law firm focused on commercial real estate that included negotiating deals for mom-and-pop start-ups to national chains of all shapes and sizes. Margaret and her family moved to Utah in 2006, where she volunteered extensively at the local and state level, helping to grow the sport of lacrosse while staying engaged in the real estate industry, assisting clients with site selection of development and leasing opportunities.
With Margaret’s tenacity, attention to detail, analytical and creative problem-solving approach to situations that might otherwise end up with parties walking away, Margaret helps her clients find solutions and get the deal done. Her clients receive the benefit of her experience with multiple players in the transaction (design professionals, government, lending institutions), coupled with her boots-on-the-ground background in construction/engineering and entitlement-processing. Her experience is especially helpful for clients in their site selection and due diligence process.
Her greatest success stories are her two wonderful children, two adorable grandchildren, and a 29-year marriage to Rob Hyatt, a talented (jazz pianist on the side), devoted husband, dad, and grandpa. Margaret is an active member of ICSC and the California State Bar, speaks conversational German, loves travelling internationally, camping, hiking, skiing, mountain biking (not afraid to say e-bike), and chillin’ at her old farmhouse with her chickens and the big dogs.
