Commercial Investment Property Brokers in Utah
Legend Commercial's investment sales division helps private investors, family offices, developers and institutional owners buy and sell income-producing commercial property, including single-tenant net lease (NNN), drive-thru, multi-tenant retail, industrial, office, medical office and multifamily assets. Led by division president Ty Miller, the team works across Utah and the Mountain West, handles net lease transactions nationwide, and regularly represents 1031 exchange buyers.

Who we work with
Private investors and family offices, 1031 exchange buyers, developers selling stabilized projects, and institutional owners.
Dispositions
We value your property, prepare offering materials, market it to qualified buyers locally and nationally, and manage the deal through closing.
Acquisitions and 1031 exchanges
We source on- and off-market opportunities that fit your return targets and timeline, which matters when a 1031 exchange deadline is running.
Underwriting like an owner
Legend was founded to serve family offices investing in the mountain states. With affiliates Forza Management, which manages about five million square feet across the Western U.S., and Forza Development, our brokers underwrite rent rolls, capital needs and re-leasing risk the way an owner would. The team reviews many deals for every one it brings to a client.
Track record
Ty Miller has closed more than $80 million in investment property transactions nationwide, and multifamily specialist Derek Kofoed has transacted more than $500 million in investment real estate. Legend's founders have completed thousands of brokerage transactions with a deep specialty in drive-thru and quick-service restaurant real estate.

Frequently asked questions
What is a triple net (NNN) lease investment?
In a triple net lease, the tenant pays base rent plus the property's taxes, insurance and maintenance. That makes NNN properties, often single-tenant retail, restaurant or medical buildings, attractive to investors who want predictable income with limited management.
How does a 1031 exchange work?
A 1031 exchange lets an investor defer capital gains tax by reinvesting sale proceeds into like-kind real estate. Generally, replacement property must be identified within 45 days of the sale and acquired within 180 days, with funds held by a qualified intermediary. Talk with your tax advisor before you sell.
How do you evaluate a drive-thru restaurant investment?
Look at it from four angles: leasing (is the rent at, above or below market?), asset management, property management, and the investment thesis. Don't rely on the brand and the cap rate alone. The best drive-thru assets are ones that could be backfilled quickly if the tenant ever left.
Which metrics matter most when buying commercial investment property?
Beyond the cap rate, Legend's team looks at internal rate of return (IRR), cash-on-cash return, return on cost and return on equity, along with lease term, tenant credit, rent compared with market and future capital needs.
How do I find out what my investment property is worth?
Ask for a broker opinion of value. Legend's investment team will review your rent roll, lease terms, expenses and comparable sales to estimate value and recommend a sale strategy.
