Who we work with

Landowners and families selling property, developers and homebuilders acquiring sites, retailers seeking pads, and investors.

Selling land

We determine highest and best use, price the property against comparable sales and development economics, and market it to the developers and users most likely to pay for it.

Acquiring development sites

We find sites that fit a project's zoning, access, utility and size requirements, and coordinate due diligence before you're committed.

Entitlements and due diligence

Margaret Hyatt brings experience as in-house counsel to a developer and as a development company founder, plus working knowledge of entitlement processing, engineering and construction, so issues surface early.

Why Legend for land

Frequently asked questions

How is commercial land valued?

Land value depends on what can be built and what that development is worth: zoning, size and shape, access and visibility, utilities, topography and soils, entitlements in place, and comparable land sales. Brokers often work backward from a developer's project economics to see what a builder can afford to pay.

What does entitlement mean in land development?

Entitlement is the process of getting government approvals to develop a property for a specific use, including zoning, site plan, subdivision and other permits. Entitled land is usually worth more because much of the approval risk has been removed.

Should I sell my land or ground lease it?

Selling provides cash now. A ground lease keeps ownership while a tenant builds and pays long-term rent, which can suit owners who want income and to keep the land in the family. The right answer depends on your tax situation, income needs and the tenant's credit.

What due diligence should I do before buying commercial land?

Common items include a title report, survey, Phase I environmental report, geotechnical study, utility availability letters, zoning verification, access and traffic review, and any CC&Rs or development agreements. A purchase contract should give you time to complete them.

How long does it take to sell commercial land in Utah?

Timing varies most with entitlements, utilities and pricing. Well-located, entitled land priced to market can sell relatively quickly, while sites that need rezoning or infrastructure often take longer and may sell with entitlement contingencies.
