Retail Real Estate Brokers in Salt Lake City & Utah
Legend Commercial's retail division is a team of Salt Lake City-based brokers who lease shopping centers, represent retail and restaurant tenants in site selection, and sell retail investment property across Utah, Idaho and the Mountain West. The team has handled site selection and expansion for national brands including Trader Joe's, Sportsman's Warehouse, Discount Tire, First Watch and Dollar Tree.

Who we work with
Retailers and restaurant operators looking for new locations, shopping center owners filling vacancies, and investors buying or selling retail property.
Tenant representation and site selection
We help retail, restaurant, fitness and service tenants find sites that match their customer, traffic and co-tenancy requirements, then negotiate the lease. Site selection starts with data: GIS mapping, demographics and trade-area analysis produced in-house by Legend's mapping team.
Landlord representation and shopping center leasing
We market and lease anchored centers, strip centers, pad sites and single-tenant buildings, drawing on working relationships with the national and regional tenants actively expanding in Utah and Idaho.
Retail investment sales
Our retail brokers work alongside Legend's investment sales division on net lease, drive-thru and multi-tenant retail acquisitions and dispositions, so leasing knowledge informs every valuation.

Frequently asked questions
What does a retail tenant representation broker do?
A tenant representation broker works for the retailer, not the landlord. They define site criteria, search on- and off-market space, analyze demographics and traffic, and negotiate rent, concessions and lease terms. In most retail deals the broker is paid through the landlord's leasing commission, so the tenant usually does not pay the broker directly.
What should a retailer look for when choosing a new location?
Start with clear site criteria: who your customer is, the trade area they come from, visibility, access, parking, co-tenancy and occupancy cost. The most common mistake is assuming a strong brand will overcome a weak location. It rarely does, so let demographic and traffic data drive the decision.
Can I get out of a retail lease early?
Usually, yes. Retail tenants generally have three options: sublease the space to another tenant, assign the lease to a new operator, or negotiate an early termination with the landlord. Each carries different costs and ongoing liability, so review your lease's assignment and subletting clauses before choosing.
Does Legend Commercial represent both landlords and tenants?
Yes. Legend's retail brokers represent tenants, landlords, buyers and sellers. When the firm is involved on both sides of a transaction, that relationship is disclosed and handled under Utah's real estate agency rules.
What areas does Legend's retail team cover?
Legend's retail team works throughout Utah, with the most activity along the Wasatch Front (Salt Lake, Utah, Davis and Weber Counties) and in Park City. Brokers are also licensed in Idaho, and the firm's principal brokers cover Idaho, Montana, Utah and Wyoming.
